Total Payroll Rose by 1.4 Million in August

 The U.S. labor market saw 1.4 million jobs added in August. The unemployment rate dipped to 8.4% which shows a strong recovery from the COVID-19 pandemic.

The U.S. Department of Labor’s The Employment Situation for August shows total nonfarm payroll


employment jumped by 1.4 million. This increase comes after a 4.8 million increase in June and a 1.7 million increase in July.

The summary indicates that in the past four months, the country has seen 10.6 million new jobs created. This is good news after 22.1 million jobs in March and April were lost due to the pandemic.

Government employment rose in August which added up to 25% of the gain in total payroll employment recorded for the month. The 344,000 new jobs were due mainly to the hiring of temporary positions for the 2020 census.

Retail trade, professional and business services, leisure and hospitality, education and health services and temporary health services all saw an increase in jobs in the six figures. Health care and social assistance, transportation and warehousing, goods-producing, financial activities, manufacturing, nondurable goods, construction, information, wholesale trade, durable goods and utilities fell under the six-figure mark while mining and logging lost jobs.

August also saw an 8.4% decline in the unemployment rate which dropped 1.8 percentage points. Those that were unemployed declined by 2.8 million and those looking for a job or already with a job (labor force participation rate) rose to 61.7%.

As far as the housing industry goes, residential construction employment went up 27,700 to 2.9 million in August. The breakdown shows 820,000 builders and 2.1 million residential specialty trade contractors.

The unemployment rate for construction workers also dropped 9.9% on a seasonally adjusted basis. This shows a drop in the unemployment rate for construction workers for the past four months.

Along with the data, the Household Survey indicated 24.3% of employed teleworked or worked from home due to COVID-19. The Household Survey report comes from questions added to the Current Population Survey (CPS) since May 2020.

Construction Careers Experience Highest Increase Ever




The National Association of Home Builders has been publishing news articles that tout the increased need for construction workers throughout the entire United States, and this need was reflected during this year’s Virginia Tech’s Myers-Lawson School of Construction career fair.  The result of the job fair for the students was 100% employment for all students who attended the fair. The need for construction employees, whether they are workers, sub-contractors, or project managers, was one reason that the fair was so successful; but the other reason was the location of the career fair.

Virginia Tech’s Myers-Lawson School of Construction offers a program which not only trains students in their field or major but also teaches life skills and professional skills which are highly desired by potential employers. 

“There is simply not enough young talent being produced to keep up with the growth. This particular
school is preparing them not only with construction techniques, but life skills and professional skills,” says Ken Taylor, executive vice president of W.M. Jordan Company, who graduated from Virginia Tech’s building construction program in 1979.

In addition the National Association of Home Builders (NAHB), the U.S. News & World Report also released a study that showed the popularity of construction-based majors, saying that enrollment in construction-related majors grew by 26.4% over the past year at four-year colleges and universities. Right now, this increase holds the record for the highest increase of any major ever, according to the National Student Clearinghouse Research Center. Construction careers are projected to have the fastest growth of all occupations over the next decade (adding more than 7.2 million construction jobs by 2024) by the U.S. Bureau of Labor Statistics.

Meanwhile, for the students of Virginia Tech, the 900 participants who attended the career fair were offered jobs with starting salaries of at least $66,000.  More than 117 companies showed up to this career fair, and other companies had to be turned away from getting a booth at the fair.

Interest Rates to Remain the Same According to the Fed

A unanimous decision by the Federal Reserve the first week of June declared that interest rates would remain the way they were. This decision was made after reports revealed that the labor market is still not showing a strong recovery.  Even though there are still job gains across the board, they are slow and business investment has also not picked up.
1-Lot 207 Singing Rivers Front ExteriorHome buyers have enjoyed and even taken for granted interest rates that are historically low for the past 10+ years.  For those buyers who have been able to recover and succeed after the Great Recession, it is still one of the best times to buy a new home or buy an existing home in today’s housing market.

Predicted Rise in Interest Rate

Originally, the “Fed” had predicted that there would be two more rate hikes of the interest rate during 2016, but June’s meeting saw 6 members stating that with the slow growth of the economy, they only would really commit to a possibility of one more interest rate increase, citing the normalization of monetary policy taking a longer period of time than expected.
The good news is that the unemployment rate went down by 4.7%, but the gain of jobs in May, 2016, was only 38,000.  Also, the job increases reported in March and April were revised down by 59,000 – a loss of 458,000 in the labor force.

Strong demand still exists for employees and contractors in the residential construction sector.  The BLS JOLTS data shows that builders have approximately 200,000 unfilled positions.  However, during the course of April and May, 9,600 jobs were lost in the residential construction industry, and these jobs are now having to be refilled.

First-Time Home Buyers

Because of the cost of labor and materials to build a new home, first-time home buyers are finding it hard to acquire a new home.  Homes that are priced less than $150,000 account for only 6% of the market according to the National Association of Home Builders.  Currently approximately 31% of the home buyers surveyed expected to be able to pay less than $150,000 for their new home.

New home buyers in the market to purchase a new home will still benefit greatly from the significantly and historically low interest rates.  Any rise in the interest rate in 2016 will still probably keep the interest rate low enough to have affordable house payments.

Construction Work in Mandeville, Louisiana, in St. Tammany

New jobs in the form of construction work and employee hiring is happening in Mandeville, Louisiana, in St. Tammany Parish.  Florida Marine, LLC, currently located off of the west side service road between Fairway (Judge Tanner) Drive and Hwy. 22, is doubling its commercial construction space from 27,500 square feet to 55,000 square feet and is expected to cost approximately $7.2 million.  The move will bring in 40 new Florida Marine jobs and approximately 180 jobs in construction including contractors and sub-contractors.

Florida Marine Construction ExpansionAs part of the nonprofit business retention program offered by the St. Tammany Parish Economic Development Foundation, Florida Marine has focused on retention and expansion of its business and services over the past 14 years in Mandeville, Louisiana.  It purchased the present office building which it is now expanding in 2004.

“We have been very happy in St. Tammany Parish and are pleased to be expanding our offices,” said Dennis A. Pasentine, owner and CEO of Florida Marine.

In addition to the much needed commercial work space that the expansion of new construction will offer, the new campus-style building will also have an outdoor kitchen and courtyard for employee and customer events.  In case of inclement weather, the buildings will be fitted and retrofitted to include backup generators to restore power. The project has been designed by Greenleaf Architects and is being constructed by Kent Design Build.

“We congratulate Florida Marine on their expansion,” Parish President Pat Brister said. “The maritime industry is woven into the fabric of our community, and this growth will provide job opportunities and positive economic impact.”

In addition to the commercial construction of office space in Mandeville, LA, in St. Tammany Parish, Florida Marine is also expanding its shipyard in Harvey.  This West Bank expansion will create 200 additional jobs as well.
