Are Building Material Prices Still Up?

The overall building material prices are down from summer prices except for the prices of ready-mix concrete.  In fact, the price of ready-mix concrete is rapidly rising.  The largest decline seen was in softwood lumber and steel mill prices.  Gypsum prices are still high over 20% from the same time last year.

Prices of building materials saw a 0.3% decrease in September according to the Producer Price Index (PPI). There was also a decline in the PPI for goods input to residential construction (including energy) for the third consecutive month in September.
Gypsum, which is used in drywall, is also an ingredient used in ready-mix concrete.  High demand for cement combined with lower imports of aggregate due to a large quarry shutdown in Mexico have spread thin the supply of domestically produced ready-mix concrete as well as gypsum.   Even though single-family house building is has slowed a little, concrete prices are still rising because it is used for many other applications outside of residential construction. Ready-mix saw a PPI increase of 1.4% this fall which marks the sixth consecutive increase.  This is the largest year-to-date increase in the index’s 34-year history.
Softwood lumber’s  PPI declined 2.9% this fall but the prices are still 14.5% higher than a year ago.  Steel Mill products saw a decrease of 6.7% this fall and have dropped 16.1% over the past four months.  In fact, the index is the lowest it has been since June 2021 which is still double the price that the steel mill was before COVID-19.

Home prices have decreased since last June 2021 2.3% which was reported to be the largest three-month drop since April 2020.  The small decline has happened during high prices on materials though.  In the South, there is a 2.6% increase, a 0.7% decrease in the Northeast, a 0.3% increase in the West and prices stayed the same in the Midwest.

Using Alternative Building Products

 The shortage of building products has been a big issue for home builders these days. With the delay in orders and shortages of home building materials, home builders are choosing alternative products for their home building projects.

The alternative materials include some such as rammed earth, adobe brick, and volcanic rock. These natural materials are great for insulation with heating and colling benefits. The downside is higher costs for skilled labor. Home inspectors and energy consultants could also have a hard time evaluating these items because they are unfamiliar with them.


An important long-term effect that builders do not want to ignore is mold. Earthen materials are made up of many organic substances that house mold. Natural building materials include cellulose or carbohydrate-based products which are a great source of food for mold.

Mold can be avoided by builders, it is important to understand the relationship between construction materials and their susceptibility to mold in the presence of moisture.  “Buildings will never be designed, built, maintained, or utilized perfectly; and weather and natural disasters cannot be predicted. The one thing we can have complete control over, the materials within the building, should be selected wisely,” reports Aaron Cooper.

The National Association of Home Builders has a guide for reviewing building materials called Assessing Building Materials. Builders can assess these materials by talking with the manufacturers and distributors. A couple of the questions they can ask do I understand the make-up of the building materials is similar to building materials available from another manufacturer that can provide more data, is the data that was provided complete, do I have confidence in the manufacturer and does another manufacturer improve my confidence in these building materials?

High Demand in Housing Is Having a Direct Effect on the Market

 The pandemic has changed the way people view their homes. From the stay-at-home orders to the scare of spreading the virus, the home is everyone’s safe haven. Luckily today’s technology has enabled many Americans to work from home. More and more people are reassessing what they want in a home such as a home office, flex space and outdoor living space.

The housing market is booming in fact, home sales are higher than they were before the pandemic. The


existing and new home sales are the highest level we have seen in over a decade. With the increase in home sales, comes an increase in the demand for building materials and labor.

Lumber has been in very high demand during recent months. Not only are builders building new homes but many homeowners are remodeling their current homes. Home offices and remote work locations have also spiked the demand for this hot commodity. The November 2020 Random Length Lumber contract shows a low set during the height of COVID in April at 277 but then in August lumber was set at 820.

The copper market has also been greatly affected by the booming housing market. Looking at the September 2020 copper futures contract, we witness a low set on March 19 at 1.99, followed by a big move up to 3.08 by September 15. Copper is also valuable to the technology industry where it is used for building servers, semiconductors and switches.

Currently, sales of single-family homes are up 24% from the spring, existing condominiums and co-ops are up 32%. Lumber and copper numbers are a great way to measure and predict the direction the housing industry will go, knowing which markets are directly affected by the growing demand for single-family units can be important for every trader and investor.

Patios Make A Great Outdoor Living Space

A homes outdoor space can be just as important as the indoor living space. In fact, there are scientific backed reasons that a homeowner’s outdoor space makes them happy. Several of these include, it is a space for bonding, plants can reduce stress and give off oxygen to help you breathe deeply, it can make you feel younger and it can prevent depression.

Builder’s see the importance in this concept when building most homes. According to the NAHB (National Association of Home Builders) out of the new homes started in 2017, 58.6 percent included patios. This is a huge jump from 2011 where under 50 percent of new homes had patios. The SOC (Survey of Construction) also points out that patios were more common than decks by 23.8 percent in 2017.

Patios differ in size and materials throughout the United States. The average size of a patio on a new home built in 2017 was 260 square feet according to the Annual Builder Practices Survey (BPS)
conducted this year. Although patios are not as common in New England and Middle Atlantic, surprisingly when it comes to new homes with patios, they are the largest nationally topping off at over 370 square feet on average. The building materials used in the two regions usual consists of poured concrete with concrete pavers, natural stone or brick pavers. In the West South-Central poured concrete is not used as much as just concrete pavers.

Over the nine Census divisions there are vast differences on the amount of new homes that were built with patios in 2017. On the high end were the West South-Central at 80 percent, the Mountain at 71 percent, the Pacific at 62 percent and the South Atlantic at 62 percent. The division under 50 percent include West North-Central, East North-Central, New England, Middle Atlanta and East South-Central.

The Northshore is definitely a perfect area for a patio and will make a great space for homeowners to relax and spend weekends and evenings in the great outdoors.
